Enfield Council has been working with its Meridian One development partner Countryside Partnerships, on delivering 977 mixed tenure homes, as well as over 2,300 square metres of leisure, retail, employment, and community spaces.
September 2023 saw the first residents moving into their new homes. Enfield Council tenants in Edmonton were the first people to be offered homes in the high-quality development.
The new homes are in Brambling and Greatcrest House. These buildings are named after native birds that can be found in the area. There are a range of family-sized homes, including accessible homes for disabled tenants as well as some one-bedroom residences.
An outline planning permission for 725 homes is already in place and a Reserved Matters Application was submitted by Vistry Partnerships and approved by the Council for the first 300 homes in May 2021.
To increase the number of homes and achieve 50% affordable housing, a new full planning application for 677 homes and non-residential spaces was submitted by Vistry Partnerships towards the end of 2021. Resolution to grant planning permission was achieved in September 2022.
Construction works for the first phase of the development commenced in August 2021. The first completion of these new Council homes was in 2023. The overall development will be constructed in phases from 2021 with the last completions expected in 2027.

Enfield Council has awarded more than £317,000 in funding to 19 projects delivering to the communities in the Edmonton wards that border the Meridian Water development.
Leading regeneration business Vistry Partnerships has had its plans for a major new construction skills centre at Meridian Water approved by Enfield Council, paving the way for hundreds of skills and training opportunities for local people.
